Getting Started in Rancho Palos Verdes

A Practical Start to a Better Kitchen

Rancho Palos Verdes incorporated on September 7, 1973, and it's now the most populous of the four Peninsula cities, and its housing is younger than its neighbors'. Of about 16,700 homes, nearly four in ten were built in the 1960s, almost a quarter in the 1970s and a fifth in the 1950s. Three in four are detached houses, and about one in eight is in a building of twenty or more units, including condominium complexes built as multi-unit development spread along the coast in the 1970s.

Four in five households own. The city's best-known building may be Wayfarers Chapel, designed by Lloyd Wright and built between 1949 and 1951 on the cliffs above the ocean, but most of what we remodel here is postwar family housing.

Expect a measured visit, a 3D layout you can adjust and a written, itemized number, all before the first cabinet is ordered.

House Systems

Utilities, Venting and a Protected Home

A few items deserve attention before the old kitchen comes out.

  • Geology and soils. For an interior kitchen, that rarely applies. For a kitchen addition, a new foundation or significant structural work, it may. A geology report takes time and money, so we identify early whether your project might trigger it.
  • Choosing between gas and electric. Some owners, particularly those who have lived through service interruptions, prefer an all-electric kitchen with induction. Others want to keep gas. If you're unsure, running both a gas line and an electrical circuit to the range location keeps options open.
  • Split-level and hillside houses. Many lots slope, and some homes have split levels with the kitchen half a flight up or down from the living room. Removing a wall in a split-level often means dealing with a change in floor height, which can become a step, a railing or a built-in bench. Raised floors on hillside homes give access for rerouting plumbing beneath the kitchen.
  • Coastal fog and ventilation. Mornings on the Peninsula are often damp and foggy. Cooking moisture adds to that inside the house. A hood ducted outdoors, sized to the cooktop and used regularly, prevents condensation on cold windows and mildew in cabinets.
  • Hot water that arrives quickly. In long, single-story houses, the water heater can be far from the kitchen, and waiting for hot water at the sink wastes water and time. A recirculation pump with a timer or a push-button control, or a small point-of-use heater under the sink, shortens the wait. Insulating the hot water line during a remodel helps too. It's a simple addition when the walls are already open.
  • Climate. ZIP 90275 is in Energy Commission climate zone 6. We design glazing, insulation and lighting to that zone's requirements.
Approvals for Your Kitchen

Kitchen Permits in Rancho Palos Verdes

Rancho Palos Verdes asks owners to check with Planning before submitting to Building and Safety, so the City can determine whether any zoning approval is required. For a purely interior kitchen, the answer is often that none is needed, but the check is quick and avoids surprises. Exterior changes, such as new windows, doors, a bump-out or a roof vent, are more likely to need Planning review first.

  • The City uses two portals. Structural or extensive plan check runs through GoPost, where drawings are uploaded for review.
  • Smaller permits, such as electrical, plumbing, mechanical, solar or re-roofing, go through eTrakit. A kitchen with new circuits and plumbing but no structural changes may only need eTrakit permits, while one that removes a bearing wall needs GoPost plan check.
  • We set up the right applications based on your scope.

Each Upgrade Up Close

Here is how each part of the kitchen is planned, built and priced.

Cabinets that work harder

Cabinet Installation in Rancho Palos Verdes, CA

Deep base cabinets with doors waste more space than they hold.

We plan the interior first, with full-extension drawers and organizers, and pick the doors last. Hardware goes on last, aligned with a jig so every pull matches.

Decided up front
  • Shim boxes level
  • Map storage zones
  • Pick box material
  • Choose a finish that lasts

What is the price of Rancho Palos Verdes kitchen cabinets?

Cabinet installation in Rancho Palos Verdes usually comes to

$290–$540 per linear foot, with installation.

Door style, box material and organizers move the price.

The work surface

Countertop Installation in Rancho Palos Verdes, CA

Prep space on both sides of the sink is worth more than a fancy edge.

Templating waits until every box is fixed, so the stone is cut to what is installed. Joints are filled, leveled and polished on site.

Decided up front
  • Pick the sink first
  • Place seams away from water
  • Approve the template
  • Plan support brackets
Quartz kitchen countertop installation

What does countertop installation cost in Rancho Palos Verdes?

Expect counters to cost

$52–$85 per square foot, fabricated and set.

Large islands and long runs raise the total.

Walls that wipe clean

Backsplash Installation in Rancho Palos Verdes, CA

The wall behind the range and sink takes steam, grease and splashes every day.

We pick a grout color that hides wear and suits the tile. Caulk lines meet the counter neatly.

Decided up front
  • Keep spare tile
  • Plan the edge trim
  • Decide the height
  • Confirm switch spacing

What does a Rancho Palos Verdes backsplash run?

Most Rancho Palos Verdes backsplashes land at

$16–$52 for each square foot of wall.

Large-format tile and slab sit at the top.

Kitchen Flooring in Rancho Palos Verdes, CA

Transitions matter as much as the floor itself.

Soft spots near the sink are opened and repaired before anything goes down. Expansion gaps are hidden under trim.

Rancho Palos Verdes homes

Asbestos may be in old flooring or ceiling texture, and lead paint is possible in homes built before 1978.

Decided up front
  • Check the subfloor
  • Seal the grout
  • Plan the tile layout
  • Choose plank or tile

What do kitchen floors run in Rancho Palos Verdes?

$7–$11 per installed square foot.

Large-format tile and complex patterns cost more.

A brighter kitchen

Kitchen Lighting in Rancho Palos Verdes, CA

Good kitchen lighting is planned in layers.

Switches go where you reach for them when you walk in. Dimmers are matched to the LED drivers so lights do not flicker. New or enlarged windows are an exterior change that may need Planning review. A kitchen with big windows looks great by day, but at night bright fixtures turn the glass into a mirror and hide the view. Dimmable, well-shielded fixtures, warm color temperatures, under-cabinet lighting aimed at the counter rather than outward and switches that let you turn off the ceiling lights while keeping task lights on all help.

Rancho Palos Verdes detail

Many homes have ocean, harbor or canyon views. Owners often want to turn the kitchen toward the view, with a sink or island facing the window. Large west-facing windows bring glare and heat, so we discuss low-e glass, shading and matte finishes.

Decided up front
  • Align fixture trims
  • Finish wiring before tile
  • Choose dimmers
  • Set pendant height
Kitchen pendant and recessed lighting remodel

How much is recessed and under-cabinet lighting in Rancho Palos Verdes?

Kitchen lighting installation here costs about

$940–$3,650 for a typical kitchen.

More zones and dimmers add a little.

Installed and tested

Appliance Installation in Rancho Palos Verdes, CA

Built-in appliances need exact openings.

Delivery is timed to the build so units are not stored on site. We walk you through each appliance after installation.

What differs in Rancho Palos Verdes

Induction needs a 240-volt circuit and possibly a panel upgrade.

Decided up front
  • Plan old-appliance haul-off
  • Confirm dishwasher clearance
  • Check panel capacity
  • Test every unit
Kitchen appliance installation

What does appliance installation run in Rancho Palos Verdes?

Appliance hookup here costs about

$520–$2,600 per kitchen, appliances extra.

Existing hookups in good shape keep it down.

Seating and prep space

Kitchen Island or Peninsula in Rancho Palos Verdes, CA

Not every kitchen has room for an island, and that is fine.

We measure the aisles on every working side before recommending one. We confirm the dishwasher door clears the island.

The Rancho Palos Verdes angle

The City notes that the Peninsula has unusual geologic and soil conditions, and many construction projects need geology or soils review before Building will act.

Decided up front
  • Size for stools
  • Check appliance doors
  • Plan seating overhang
  • Measure every aisle
Butcher block kitchen island prep surface

What does a new island or peninsula cost in Rancho Palos Verdes?

An island typically costs

$4,700–$19,000 per island, with cabinetry and top.

Size, top material and plumbing make the difference.

Tight spaces done right

Small Kitchen Remodeling in Rancho Palos Verdes, CA

Small rooms benefit from light finishes and good lighting.

Drawers replace base doors to use every inch. Appliance garages hide small appliances. We prepare the association package and coordinate with management. Where units are stacked, we also plan quieter work for the hours neighbors are home.

Local note

Condo complexes are a meaningful part of the housing. Associations govern exterior changes, shared plumbing, work hours and sometimes flooring. In stacked units, drain lines are shared, so sinks usually stay near their current location.

Decided up front
  • Confirm venting
  • Swap doors for drawers
  • Draw door swings to scale
  • Plan a pull-out pantry

How much does a small kitchen remodel cost in Rancho Palos Verdes?

Expect a small kitchen to cost

$47,393–$62,303 for the whole remodel.

Layout Planning

How to Plan the Layout

The Portuguese Bend landslide area, about 260 acres in the southern part of the city, has a long history of land movement. After movement accelerated, SoCalGas suspended service to 135 homes in July 2024, and power was cut to 245 homes that September. By May 2025, gas service had begun returning to most homes in the area as movement slowed.

  • 1960s tract kitchens: The 1960s were the city's busiest decade, and many tract houses from that era have similar kitchens: an L or U shape with a window over the sink, a wall oven and cooktop, and a wall separating the kitchen from the family room. Systems are often original or partly updated: copper or galvanized supply lines, cast-iron drains, small panels and limited circuits.
  • Homes in or near landslide areas: If your home is in or near that area, utility status, City requirements and access can differ from the rest of the city. We check the current situation for your address before planning any work, and we don't assume anything about requirements there.
  • L-shaped rooms: a short peninsula can add counter and seating without blocking traffic.

A whole-kitchen remodel here generally runs $97,000–$183,000.

How much does a full kitchen remodel cost in Rancho Palos Verdes?

A layout change with all-new finishes usually costs $97,000–$183,000. Lighter scopes are listed below.

Where your project may land

Smallest to largest:

Surfaces, sink and lighting

Counters, backsplash, sink and lighting on the existing cabinets.

$28,500–$51,500
Condo or small kitchen

A complete remodel of a smaller room. Even small, a gut remodel can outrun a light update of a larger kitchen.

$47,393–$62,303
New cabinets in the current layout

Everything visible replaced, walls and pipes kept.

$51,500–$97,000
Full remodel with systems

Work centers relocated and systems renewed.

$97,000–$183,000
High-end or structural

Custom design, luxury finishes or engineering.

$171,500–$286,000

Individual service prices assume a standalone job. Done together, much of the setup is shared.

A condo kitchen torn out and rebuilt in full can exceed the low end of the mid range, since the mid figure describes updating a standard kitchen rather than redoing all of it. A 1960s kitchen opened to the family room with new circuits typically falls in the full band. Same-layout updates in condos often fall in the mid band.
