Planning Your Temple City Remodel

The Homes Behind Every Temple City Kitchen

Temple City began on May 30, 1923, when Walter P. Temple bought 400 acres here, divided it into lots and laid out a park facing Las Tunas Drive. The original townsite, Tract 6561, ran from Garibaldi Avenue south to Live Oak Avenue and from Encinita Avenue east to Baldwin Avenue. For decades the town was "Temple City" in name only. It didn't incorporate until May 25, 1960, after the postwar population boom, which is why the official name is the slightly redundant City of Temple City.

That boom shaped the houses. Of roughly 12,000 homes, close to half were built in the 1940s and 50s, and more than half predate 1960. A second wave arrived more recently: about 13% of homes have been built since 2000, including 7% in the 2010s, many of them larger houses replacing older ones. About 80% of homes are detached, and close to two-thirds of households own.

We measure, check what the house can support and then show you the new layout in 3D, with a price written out piece by piece.

Behind the Walls

What We Sort Out Before Demolition

A new kitchen is only as good as the plumbing, wiring and venting behind it.

  • Climate. Both ZIP codes fall in the Energy Commission's climate zone 9. An older house rarely has insulation in its kitchen walls. With the walls open, we add it.
  • Electrical. The panel, the wiring and the supply lines were sized for a 1950s family, without a dishwasher, a microwave or the counter appliances people use now.
  • Ventilation. Some include a second, enclosed kitchen for heavy cooking, with its own sink, range and ducted hood, so the main kitchen stays clean.
  • Safe demolition. Plaster or early drywall with lead paint on the trim, which we test for and handle lead-safe.
Plan Review and Permits

Filing a Kitchen Permit in Temple City

Temple City is specific about the sequence, and following it saves weeks. Planning approval. The City requires Planning approval before a building plan submittal. For an interior kitchen, that's typically a straightforward confirmation that the scope doesn't change the exterior, floor area or use. A new window, an addition or a second kitchen in a new space may need more. Paid plan-check application. Next comes the Building plan-check application, paid before plans are uploaded.

  • Permit and inspections. Once plans are approved, the permit is issued and inspections are scheduled with Building & Safety.
  • Verified Temple City parcels use this City path, not LA County's EPIC-LA and not San Gabriel, Arcadia or Rosemead, even near those borders.
  • Both 91780 and 91775 have Temple City addresses, and 91775 is shared with San Gabriel, so we confirm the parcel before filing.
  • The City's Permit & Project Portal also holds permit records, which we check for past additions or conversions.

Galley and compact kitchens

Small Kitchen Remodeling in Temple City, CA

Small rooms benefit from light finishes and good lighting.

We build storage upward with cabinets to the ceiling. Handles are slim so they do not catch in narrow aisles. Cabinets go in at standard sizes and depths so they can be reused or replaced easily. Counters and backsplash follow, then appliances, lighting and the final inspection. A same-layout kitchen in a postwar house usually takes five to seven weeks on site after the permit.

Temple City specifics

Some Temple City families remodel while living in a postwar house they plan to replace someday, and others want the kitchen redone right after buying. Either way, we sequence the work so it holds up. Electrical, plumbing and gas are brought up to date first, even if finishes are modest, because those are hard to change later.

  • Pick light finishes
  • Plan an appliance garage
  • Add landing space
  • Use every corner

Layout Planning

Layouts and Looks That Fit Temple City

The postwar house. A one-story house on a long lot with a small, closed kitchen, a window over the sink, a dining area or nook, and a single bathroom nearby. Original cabinets were built on site.

  • Designing a second kitchen: A secondary cooking kitchen needs the same essentials as the main one: a dedicated drain and vent for its sink, a gas or electric supply sized for a high-output range, a ducted hood vented outside and enough circuits for a rice cooker, steamer and other countertop appliances running at once. It also needs a door that closes, so heat and smells stay out of the rest of the house. We plan the duct route first. A short, straight run to an exterior wall or the roof works far better than a long one.
  • Inside an older house: A small panel, often 60 to 100 amps, with no room for new circuits. Two-wire circuits without grounds. Galvanized supply lines with low flow, and cast-iron drains near the end of their service. A gas line sized for one range.
  • Getting more out of a postwar kitchen: The postwar kitchen's biggest problem is storage. Running uppers to the ceiling adds a full shelf. Turning base cabinets into drawers makes pots and pans easy to reach. If the water heater sits in a kitchen closet, relocating it to the garage or outside, or switching to tankless, frees that closet for storage.
  • Two kinds of Temple City kitchen: Raised wood floors over a crawl space are common. Most projects open the kitchen to the dining or living room, replace the systems and fit far more storage into the same footprint. Two stories, often with an open kitchen, an island and a family room together.
Cost Guide

Temple City Kitchen Budget Guide

A whole-kitchen remodel here generally runs $81,000–$152,000.

How much is a complete kitchen remodel in Temple City?

Moving work centers, adding an island and replacing all finishes typically brings a project to $81,000–$152,000.

Typical full remodel here$81,000–$152,000Installed, whole project

Scope and cost

Starting with the smallest project:

Refresh: counters, splash, fronts, lighting

Finish upgrades with the layout unchanged.

$24,000–$43,000
Compact kitchen

A small room, completely redone. It is a full rebuild, so it may start higher than a surface refresh.

$33,872–$44,529
New kitchen, existing layout

Everything visible replaced, walls and pipes kept.

$43,000–$81,000
Walls opened, systems replaced, layout changed

Walls, sink or range moved and every finish replaced.

$81,000–$152,000
Premium finishes, structural or second kitchen

Bearing walls, custom millwork or top-tier appliances.

$142,500–$237,500

Adding up the single-service prices overstates a full remodel. Demolition, rough-in and supervision overlap, so a combined project costs less.

Keep in mind that the compact-kitchen range is for a total remodel, so its top can sit slightly above a basic mid-level update of a standard kitchen. Postwar houses usually land toward the upper part of each band, since the electrical panel, supply lines and subfloor often need work. Newer houses with modern systems tend to land lower, unless a second kitchen or a major ventilation change is part of the job.
