About Del Aire Homes

First the House, Then the Finishes

Del Aire is an unincorporated community between El Segundo and Hawthorne, close to LAX and the junction of the 405 and 105 freeways. Its boundaries are irregular, but it's commonly described as two rough rectangles. The southern part, east of the freeway and west of Inglewood Avenue between El Segundo Boulevard and Rosecrans Avenue, is labeled Wiseburn on County maps.

Del Aire's housing comes from two very different eras. Nearly six in ten of its roughly 3,700 homes were built in the 1940s and 50s, while almost a quarter date from 2000 or later. About seven in ten are detached houses, a fifth are in buildings of twenty or more units, and two-thirds of households own.

Before we talk finishes, we talk about the room: its size, its systems and how you use it. A 3D plan and an itemized estimate come next.

What We Check

Infrastructure Before Finishes

Before choosing cabinets, we make sure the house can support the new kitchen.

  • Two kinds of Del Aire kitchens. The newer homes, mostly in larger multifamily buildings, have kitchens that are structurally sound but often finished with builder-grade cabinets, laminate or basic granite and entry-level fixtures. The work these two need is quite different, and the cost reflects it.
  • Airport and freeway sound. Del Aire is close to LAX and two freeways, but we found no requirement that kitchen remodels here meet special sound standards. If noise bothers you, replacing a kitchen window with a dual-pane unit or one with laminated glass is an optional upgrade that also helps with heat. It's a choice, not a code item, so we price it separately.
  • Del Aire kitchen pricing. A postwar house with new circuits, plumbing and a beam typically lands in the full-remodel band.
  • Dust control. Older houses may contain lead paint, and condo neighbors share hallways and air. We seal the work zone with plastic walls and zip doors, cover return-air vents, protect floors to the exit and clean with HEPA vacuums daily. For lead-disturbing work, we follow federal lead-safe practices.
  • Two climate zones. ZIP code 90045 in the north is in Energy Commission climate zone 6, while 90250 and 90304 in the south are in zone 8. The energy code differs slightly between them, affecting window and insulation requirements. We check your ZIP and design to the right zone.
Who Issues Your Permit

When a Del Aire Kitchen Needs a Permit

Del Aire parcels use LA County Building & Safety through EPIC-LA, with zoning from LA County Planning. Bordering El Segundo or Hawthorne doesn't put a home on their building counters, even when the mailing address names one of those cities. We confirm the parcel's jurisdiction before drafting plans, because a kitchen submitted to the wrong office simply gets returned.

What Every Service Includes

Cabinets that work harder

Cabinet Installation in Del Aire, CA

Cabinets set the footprint for everything else, so we plan them first.

We plan the interior first, with full-extension drawers and organizers, and pick the doors last. Each cabinet is secured to framing and checked for level twice. Often a well-planned kitchen of the same size holds a third more than the original.

Seen in Del Aire

Small postwar kitchens rarely have enough storage. Before designing, we go through what you own and where you use it. Common solutions include taller upper cabinets that reach the ceiling, a full-height pantry cabinet with pull-out shelves, deep drawers for pots instead of base shelves, a narrow pull-out for oils and spices beside the range and a corner unit that brings items forward.

How much does cabinetry run in Del Aire?

Cabinet installation in Del Aire usually comes to

$290–$570 per linear foot, installed.

Box construction and finish quality set the range.

Countertops, measured twice

Countertop Installation in Del Aire, CA

Most counter problems start with poor templating.

We template only after the cabinets are set and level. Silicone lines are kept clean and consistent. A remodel brings them up to code, and we add outlets where you actually use appliances: by the coffee station, the mixer spot and the charging drawer.

Del Aire specifics

The electrical code calls for countertop receptacles placed so that no point along the counter is more than two feet from an outlet, which in practice means one at least every four feet, plus outlets on islands and peninsulas. They must be on dedicated small-appliance circuits with protection against shock. Older kitchens rarely meet this.

  • Seal natural stone
Quartz kitchen countertop installation

How much are quartz or granite counters in Del Aire?

Expect counters to cost

$50–$120 per square foot of counter.

Seams, cut-outs and waterfall ends add cost.

Walls that wipe clean

Backsplash Installation in Del Aire, CA

A backsplash is the easiest place to add color and pattern.

We dry-lay patterned tile to confirm the look before it goes on the wall. Every joint is cleaned and checked before we move on.

How much does a backsplash cost in Del Aire?

Expect a backsplash to cost

$14–$48 for each square foot of wall.

Patterns, small mosaics and full-height runs add cost.

From the base up

Kitchen Flooring in Del Aire, CA

Level floors make every cabinet and appliance sit right.

The base is ground or leveled so the new floor lies flat. The finished floor is cleaned and inspected before handover.

In a condominium, the association's rules govern hours, contractors, insurance and sometimes flooring.

What does tile flooring cost here?

Installed porcelain or ceramic generally runs

$7–$11 per installed square foot.

Leveling and removing old layers add to the base price.

Light for every task

Kitchen Lighting in Del Aire, CA

Older kitchens rarely have enough light or circuits.

Fixtures are efficient LEDs, with dimmers where they help. Accent lighting inside glass cabinets is optional. The energy code requires efficient, high-quality lighting and some controls, which current LED fixtures meet easily.

Del Aire homes

Many older kitchens here still have a single ceiling fixture that leaves the counters in shadow. A better plan uses three layers: recessed or surface ceiling lights for general light, LED strips under the upper cabinets for the work surfaces and a pendant or two over a peninsula or table. Dimmers let the room shift from cooking to dinner.

Locked in on the drawings
  • Set pendant height
  • Map lighting zones
  • Check panel capacity
  • Test every fixture

What does kitchen lighting cost in Del Aire?

Expect lighting labor to cost

$930–$3,600 for the whole kitchen.

Simple layouts with existing circuits stay low.

Power, gas and air

Appliance Installation in Del Aire, CA

Built-in appliances need exact openings.

Clearances for oven and dishwasher doors are drawn to scale. Anti-tip brackets are installed on every range. An induction cooktop needs a dedicated 240-volt circuit, which may push a small panel past its capacity. Settling the appliance list first lets the cabinets be built around the exact models.

Del Aire detail

Postwar kitchens in Del Aire weren't built for a 36-inch range or a counter-depth French-door refrigerator, so we measure before you shop. A 24-inch dishwasher fits almost anywhere, but a wider range may mean shifting a cabinet run or moving a gas line. Counter-depth refrigerators keep the walkway clear in a narrow galley.

  • Size dedicated circuits
  • Confirm gas or power
  • Time the delivery
  • Check panel capacity
Kitchen appliance installation

What do installers charge in Del Aire?

A full Del Aire appliance install usually comes to

$520–$2,600 per kitchen in labor.

Induction may need a new circuit or panel work.

Workspace without a traffic jam

Kitchen Island or Peninsula in Del Aire, CA

Plumbing in an island adds cost but can transform the layout.

If the room supports it, the island can carry a sink, outlets and seating. Outlets are placed where they will not be splashed.

What differs in Del Aire

Removing the wall between a postwar kitchen and the living or dining room is a popular change. We check whether it carries ceiling or roof loads, and if so, an engineer sizes a beam. In the newer multifamily buildings, walls between rooms may hold shared plumbing or be part of the structure, so opening them often isn't possible.

Locked in on the drawings
  • Route power and plumbing
  • Pick storage side
  • Finish the end panels
  • Leave walkway room

What does it cost to add an island here?

A kitchen island in Del Aire typically costs

$4,650–$18,500 per island, with cabinetry and top.

A peninsula often costs less than a full island.

Small and efficient

Small Kitchen Remodeling in Del Aire, CA

A compact kitchen can still serve a whole household.

A single tall unit can replace several upper cabinets. Under-cabinet lighting brightens the whole room.

How much is a compact kitchen remodel in Del Aire?

Expect a small kitchen to cost

$23,000–$30,500 for the complete room.

Moving plumbing or custom cabinetry raises it.

Layout Planning

Layout First, Finishes Second

Lead paint and asbestos in older flooring or ceilings are common enough that we test before demolition. Walls may be out of plumb, which affects cabinet installation and tile layout.

  • Newer homes: upgrading builder grade: In a home built since 2000, the plumbing, wiring and walls are usually in good order. The upgrade is about quality: plywood or better cabinet boxes, full-extension drawers, quartz counters, a better sink and faucet, under-cabinet lighting and a hood that actually vents outside, if the building allows.
  • Postwar houses: what we expect to find: A complete kitchen remodel here usually includes rewiring and new supply lines, and often a panel upgrade.
  • Closed kitchens: opening one wall toward the dining area often matters more than any finish.
