About San Dimas Homes

Reading the House Before the Plan

San Dimas sits against the foothills of the San Gabriel Mountains, on land that was once Rancho San José, granted to Ygnacio Palomares and Ricardo Vejar in 1837. Its first streets were laid out by the San Jose Ranch Company during the land boom that followed, and the old Santa Fe depot on Bonita Avenue, now the Pacific Railroad Museum, dates from the railroad era. But the city didn't incorporate until 1960, and most of its houses came after that. Of roughly 12,400 homes, the 1970s built about a third and the 1980s another fifth.

About 15% predate 1960, a few of them older houses near the original town. About 62% of homes are detached, 10% are townhouses and other attached homes, and almost 9% are mobile homes. Close to three-quarters of households own, many of them long-time owners now redoing a kitchen that's been in place since the house was new.

We plan on paper first. After measuring and checking the wiring and pipes, we draw the new kitchen in 3D and write an itemized price for it.

Behind the Walls

The Checks That Keep a Remodel on Schedule

Before choosing cabinets, we make sure the house can support the new kitchen.

  • Plumbing. The plumbing and wiring are generally workable, though most panels need room for new circuits.
  • Climate. In climate zone 9, with hot summers, low-e glass and a shaded opening make a big difference to a kitchen that faces west or south.
  • Living at home. If you are staying in the house, we can set up a temporary sink and microwave area for the weeks of construction.
Permit Path

Permits and Inspections in San Dimas

Verified San Dimas parcels use the City's Building & Safety, not LA County's EPIC-LA, even where a mailing address or a neighboring street might suggest Glendora, La Verne or Covina. The City runs permits, inspections and Planning cases through Accela Citizen Access. We file there and track plan review there.

  • The Planning case search is worth a look before design. If an earlier owner added a family room, enclosed a patio or got a variance, the record may show it, along with any conditions attached.
  • That's useful when the kitchen opens into an older addition or expands toward the yard.
  • The portal lists City Hall hours as Monday through Thursday, 7:30 a.m. to 5:30 p.m., and Friday, 7:30 a.m. to 4:30 p.m.
  • Most of our filing is online, but we plan in-person visits within those hours.

Light for every task

Kitchen Lighting in San Dimas, CA

Under-cabinet light is the single best upgrade for prep.

Under-cabinet strips are hidden behind a light rail. Accent lighting inside glass cabinets is optional. In a vaulted 1980s kitchen, recessed fixtures rated for sloped ceilings keep the light pointing down rather than at the wall.

The San Dimas angle

Nearly every original 1970s kitchen in San Dimas has a recessed fluorescent fixture with plastic diffusers in the middle of the ceiling. Removing it leaves a framed opening that has to be closed and patched. It's also the right time to plan new lighting from scratch: a grid of slim LED recessed lights placed over the counters, not the middle of the floor; continuous LED strips under the uppers; a pendant or two over a peninsula; and a dimmer for each group.

Confirmed at the walkthrough
  • Align fixture trims
  • Label new circuits
  • Add accent lighting
  • Space recessed lights

Planned to the inch

Small Kitchen Remodeling in San Dimas, CA

A small kitchen can be fully rebuilt for less than a big one.

We build storage upward with cabinets to the ceiling. Ventilation is sized for the smaller space. With almost one home in eleven a mobile home, this is regular work in San Dimas. The floor structure limits weight, so we choose lighter cabinet boxes and use quartz or porcelain counters with care. Waterproof vinyl plank is the usual floor.

For San Dimas homes

In a townhouse, the association usually needs to approve the work before it starts, and may set rules on hours, flooring underlayment, debris and parking. Shared plumbing stacks mean water shutoffs can affect neighbors, so we plan short shutoffs in advance. Since the layout is mostly fixed, the money goes to cabinets that use every inch, quartz counters, better lighting and a ducted hood where the building allows one.

Confirmed at the walkthrough
  • Choose compact appliances
  • Plan a pull-out pantry
  • Plan an appliance garage
  • Pick light finishes

Layout Planning

How to Plan the Layout

The 1970s house. The most common kitchen we see here. It's often an L or a U open on one side to a family room, with a sliding door to the patio.

  • Opening the kitchen to the yard: Most San Dimas lots have a usable backyard, and many of the kitchens we design here are about the connection to it. Replacing the slider. A wider multi-panel slider or a hinged French door brings in more light and opens the kitchen to the patio. A larger opening in an exterior wall needs a properly sized header and a permit. A pass-through window. A counter-height window that opens over an outdoor counter or bar makes serving easy. It works best near the sink or a prep area, not the cooktop. Moving the sink to the window. A sink facing the yard is a common request, especially when the original sink faces a wall.
  • Foothill parcels: Homes on the northern edge of town back onto the foothills. If your parcel falls in a mapped fire hazard severity zone, new exterior vents and windows must follow the state's wildfire-resistant construction standards. That matters when a kitchen gets a new window, a door or a hood vent through the wall.
  • San Dimas houses and their kitchens: Larger, often two stories, with an eat-in area. It's the materials and lighting that have worn out. Galley or L kitchens with shared walls, plumbing stacked with neighbors' and an association that controls part of the job.
Cost Guide

San Dimas Kitchen Budget Guide

A full San Dimas kitchen remodel with layout changes usually lands at $81,000–$152,500.

What should a full San Dimas kitchen remodel cost?

Expect $81,000–$152,500 if the sink, range or walls move. Keeping the footprint is the single biggest way to save.

Cost by scope

From a refresh to a full rebuild:

Counters, backsplash, lighting, cabinet paint or fronts

Refreshing what you see without opening walls.

$24,000–$43,000
Townhouse, mobile-home or compact kitchen

Every part of a compact kitchen replaced. It covers rebuilding the whole room, which is why it can begin above the lightest band.

$29,920–$39,333
New kitchen in the existing layout

New boxes, tops and floors in the existing layout.

$43,000–$81,000
Layout reworked, wall or opening changed

The full remodel: new layout, cabinets, counters and lighting.

$81,000–$152,500
Premium or structural

High-end finishes or moved structure.

$143,000–$238,000

A full remodel costs less than the sum of its parts. Trades and cleanup are shared across the project.

A 1970s or 80s house usually has workable systems, so a same-layout remodel tends to sit in the lower half of its band. A new patio opening, a beam or a panel replacement moves it up.
