About Topanga Homes

A Clear Path to a New Kitchen

Topanga is an unincorporated mountain community in the Santa Monica Mountains, spread through Topanga Canyon and its surrounding hills, with a narrow strip reaching the coast between Malibu and Pacific Palisades. In the 1920s, the canyon became a weekend retreat, with cottages built for visitors from Hollywood. By the 1960s, lower Topanga had a lively community of artists and surfers who often maintained their own houses. The County's preservation records identify individual landmarks such as the Anderson House, built in 1947.

The Palisades Fire in January 2025 devastated the lower part of the community, destroying most homes near Topanga State Beach, and some households are now rebuilding. Of about 3,600 homes, nearly nine in ten are detached houses and a small share are mobile homes. The 1960s were the largest building decade, followed by the 1990s and 1970s, and about one home in ten predates 1940. More than four in five households own.

You get a 3D layout drawn from real measurements and an estimate broken out item by item. Anything we find behind the walls is priced up front, not discovered halfway through.

Utilities and Air

Pipes, Wiring and Fresh Air

The finishes get the attention, but these checks keep the job on schedule.

  • Septic systems. Some canyon homes rely on septic systems, and a documented Topanga case involved exactly that situation. The County provides guidance for remodels on septic-served properties, and adding fixtures such as a second sink, a dishwasher or a disposal may require review of the system's capacity. Older systems may need inspection. We confirm the system and follow the County's guidance before planning plumbing changes.
  • Fire-hazard areas. Parts of the canyon may fall within state-designated fire hazard severity zones. Interior kitchens are largely unaffected, but a new window over the sink or a roof vent for the hood must meet those rules. We check the designation for the parcel before choosing products.
  • Older cabins and cottages. Pre-war cottages and cabins have their own quirks: low ceilings, uneven floors, single-wall construction in some cases and small electrical services. Raising a ceiling, leveling a floor or adding insulation can be part of a kitchen remodel, but each has structural and energy code consequences. Original wood paneling or stonework can often be preserved if you value it, and reclaimed wood from demolition can sometimes be reused for shelves.
  • Getting materials up the canyon. Topanga Canyon Boulevard is the main access, and some side roads are narrow, steep or unpaved. Rockfall and storm damage can close roads, as when a large boulder landed on the boulevard in 2005. Long slabs and cabinet deliveries may need smaller trucks. We schedule deliveries with weather and road conditions in mind.
  • Water pressure and filtration. Water pressure on hillside lots can vary with elevation. We check it before choosing a faucet, pot filler or refrigerator with a water line, since some perform poorly at low pressure.
  • Working with the seasons. Winter storms in the canyon can bring mud, rockfall and road closures, and summer and fall bring fire weather. Interior work can proceed year-round, but anything involving the roof, exterior walls or deliveries over unpaved roads is easier to schedule in dry months. We build some flexibility into winter schedules so a closed road doesn't stall the whole project.
Permit Path

Does a Topanga Kitchen Remodel Need a Permit?

Topanga is unincorporated, so building permits come from LA County Building & Safety through EPIC-LA and zoning from LA County Planning. The City of Malibu's rules don't apply, even though part of Topanga shares Malibu's ZIP code. Within the County's area, the coastal zone boundary matters: parcels in the Santa Monica Mountains coastal zone follow the County's Local Coastal Program, while parcels in the North Area follow a different plan.

  • A purely interior kitchen usually doesn't trigger coastal review, but exterior changes and additions can, and the path depends on which side of the line your parcel is on.
Service Details

How Each Service Works in Topanga

For each service: our method, a Topanga note and a typical price.

Boxes, drawers and doors

Cabinet Installation in Topanga, CA

Cabinets are where most of a kitchen budget goes, so they need to be right.

Your layout gets drawer bases where you work and tall units where you stock up. Boxes are leveled, shimmed and scribed to the walls so counters land flat.

In Topanga

A filtration system at the kitchen sink is easy to add while the cabinets are out.

Checked before ordering
  • Choose door style last
  • Measure walls and openings
  • Decide on crown and fillers
  • Size the pantry pull-out
Crisp white Shaker kitchen cabinets

What do semi-custom cabinets cost in Topanga?

Semi-custom boxes, installed, generally run

$290–$630 per linear foot, with installation.

Painted finishes and inset doors sit at the upper end.

Stone and quartz, done right

Countertop Installation in Topanga, CA

The right top is the one that suits how often you cook.

Overhangs are sized for any seating, and supports added where needed. Joints are filled, leveled and polished on site.

Topanga homes

Many owners prefer natural materials: wood cabinetry, stone or concrete counters and handmade tile.

Checked before ordering

  • Plan the cooktop cut-out
  • Choose edge and thickness
  • Lay out the slab pattern
Quartz kitchen countertop installation

How much are quartz or granite counters in Topanga?

Most Topanga counters land at

$75–$125 per square foot of counter.

Large islands and long runs raise the total.

Walls that wipe clean

Backsplash Installation in Topanga, CA

A good backsplash looks planned, not pieced together.

Cuts are planned around outlets, switches and windows before setting starts. The last row is cut evenly, never as a sliver.

Checked before ordering
  • Plan the edge trim
  • Choose a sealer
  • Lay out outlet cuts
  • Pick grout color

What is the price of a tile backsplash in Topanga?

Most Topanga backsplashes land at

$16–$53 per square foot.

Large-format tile and slab sit at the top.

Floors for busy kitchens

Kitchen Flooring in Topanga, CA

Most floor failures start with a soft or uneven base.

Old adhesive and layers come up so the new floor sits at the right height. We leave spare tiles or planks for future repairs.

What differs in Topanga

Hillside houses often sit on raised foundations or posts. That makes rerouting plumbing easier and gives access for wiring, but the floor structure must be checked before adding a heavy island or stone counters. Where a deck adjoins the kitchen, replacing the door to it is an exterior change.

Checked before ordering
  • Seal the grout
  • Choose grout color
  • Check the subfloor
  • Keep spare material
Kitchen flooring with room transitions

What is the cost of a tile kitchen floor in Topanga?

Plan on

$7–$10 per square foot, with prep.

Longer runs into adjoining rooms raise the total.

Layered light

Kitchen Lighting in Topanga, CA

Lighting is cheap to plan and expensive to add later.

Under-cabinet strips are hidden behind a light rail. We check that the panel can carry any new load.

The Topanga angle

If your parcel does, new exterior windows, vents, doors or roofing must meet ignition-resistant standards.

Checked before ordering
  • Add accent lighting
  • Align fixture trims
  • Plan under-cabinet strips
  • Check panel capacity
Kitchen pendant and recessed lighting remodel

What is the cost of layered lighting in Topanga?

Expect lighting labor to cost

$950–$3,700 per kitchen.

Older wiring can add cost when it needs replacing.

The right hookups

Appliance Installation in Topanga, CA

A bigger range usually means a bigger hood and gas line.

Dedicated circuits are sized to each appliance. Water and gas shutoffs are left accessible.

Local note

Canyon neighborhoods can lose power during wind events and storms. A gas cooktop can usually be lit manually in an outage, while induction and electric ovens can't run without power. If you have a generator or battery system, or plan to add one, we can put the refrigerator and a few kitchen circuits on the backed-up panel.

Checked before ordering
  • Choose gas or induction
  • Confirm dishwasher clearance
  • Plan the hood duct
  • Size the hood
Kitchen appliance installation

How much do appliance hookups run in Topanga?

Installation labor for a full set of appliances in Topanga typically runs

$530–$2,650 per kitchen.

Simple swaps in existing openings stay low.

Sized to the room

Kitchen Island or Peninsula in Topanga, CA

Before choosing an island, measure the aisles.

Where space is tight, a peninsula keeps one side open. End panels are finished to match the cabinets.

Checked before ordering
  • Check appliance doors
  • Route power and plumbing
  • Confirm traffic paths
  • Plan seating overhang

  • Check aisle width
  • Pick light finishes
  • Plan an appliance garage

Layout Planning

Shaping the Room, Then Styling It

Some Topanga homes have grown over decades, occasionally with additions built by the owners themselves. Before designing, we look at the County's permit records to see what was permitted and when. Rooms or additions without permits can complicate a kitchen remodel if the kitchen sits within them or if the inspector notices them.

  • Kitchens in rebuilt homes: For owners rebuilding after the fire, the kitchen is one piece of a larger project. We can provide kitchen design and cabinetry, counters and appliance coordination for the general contractor or architect, or handle the kitchen in a repaired home. Rebuild requirements can differ from ordinary remodels, so we follow the County's current guidance for the specific property.
  • Materials that fit the canyon: Practical choices matter too. Rodents and dust find their way in more easily in rural homes, so sealed cabinet backs and toe-kicks help. Hard flooring is easier to keep clean than soft materials, and a durable mat at the door catches the dust and leaves that come in from outside.
  • Houses with a history of additions: We'd rather find that out at the start and plan a path to resolve it.

Remodel budgets by scope

Ordered by starting price:

Refresh: counters, sink, lighting

Refreshing what you see without opening walls.

$28,500–$51,000
Cabin or manufactured-home kitchen

Every part of a compact kitchen replaced. It covers rebuilding the whole room, which is why it can begin above the lightest band.

$41,135–$54,076
New cabinets, existing layout

New boxes, tops and floors in the existing layout.

$51,000–$96,500
Full remodel with systems

A new plan, often with an island, and all-new finishes.

$96,500–$182,000
Custom, structural or rebuilt home

Custom design, luxury finishes or engineering.

$170,500–$284,500

Please do not add the service ranges together. A full remodel shares demolition, rough-in and oversight.

Even a small cabin kitchen, rebuilt entirely, can cost more than a partial mid-level update in a standard kitchen, and canyon access adds to that. Access, septic work and structural changes push many projects into the full band. A cabin kitchen often fits the small-kitchen band.
