A Kitchen Planned Around Your Home

Hidden Hills was designed in the 1950s by A. E. Hanson, a Southern California landscape architect and developer of planned communities, and became the 73rd city in Los Angeles County on October 19, 1961. It's still what he laid out: a gated, equestrian city of large lots, often around two acres, with white three-rail fences, no sidewalks or streetlights, and signs warning drivers of horses and children.

To the north lies the Upper Las Virgenes Canyon Open Space Preserve, with miles of riding and hiking trails. Every one of the city's roughly 740 homes is a detached house, and more than nine in ten are owner-occupied. About half were built in the 1950s and 60s, and about one in six since 2000, many as larger replacements of original ranch houses. Kitchens here range from original ranch kitchens to some of the largest we build.

We measure, check what the house can support and then show you the new layout in 3D, with a price written out piece by piece.

Under the Surface

What Sits Behind the Cabinets

Before choosing cabinets, we make sure the house can support the new kitchen.

  • What the City's package includes. The City's Permit Center lists scope-specific plan documents, including mechanical, electrical and plumbing information. It also publishes a construction and demolition recycling and waste-reduction form. We put together the full package (drawings, MEP information, energy forms, HOA documentation where required and the C&D form) before filing.
  • Gate and site logistics. Every worker, truck and delivery has to get through the gates. We register crews and vendors in advance with whatever process the association uses, schedule deliveries in windows, and keep trucks moving slowly and considerately on roads shared with riders. Large lots help with staging: a dumpster, a materials tent and a temporary kitchen can usually fit without blocking anyone. We protect long driveways and keep the site clean, since neighbors and horses share the roads.
  • Exhaust route. We plan where the hood duct will run before cabinets are ordered, since it decides where the range can go.
Permits

When a Hidden Hills Kitchen Needs a Permit

The key thing to understand about remodeling in Hidden Hills is that the City and the Hidden Hills Community Association are different bodies with different jobs. The City. Building & Safety and Planning are municipal functions.

WorkUsually needsWhat to know
Fronts, paint and pullsUsually exemptNo electrical, plumbing or structural change.
Cabinets and counters replaced in the same layoutOften a light permitReconnecting the sink or outlets can make it permitted work.
Under-cabinet and recessed lightingElectrical permitFiled with the rest of the kitchen work.

  • The City contracts with Transtech to provide building and planning services, including plan review, permits and inspections.
  • Verified Hidden Hills parcels go through this City route, not LA County and not Calabasas.
  • The association (HHCA). The community association runs the gates and the private side of community life, and where its rules apply it has its own architectural review.
  • It's not the City, and its approval isn't a building permit. They connect at one point: the City's Permit Center lists HOA approval documentation among the materials it may require with an application.
  • So for work the association reviews, its approval often has to be in hand before the City will issue a permit.

Layout Planning

Layout First, Finishes Second

Kitchens are usually in a long wing with a breakfast room and a service entry. Systems are of their era: smaller panels, older supply lines and sometimes ungrounded circuits, which we check before quoting.

  • Larger estates: A show kitchen and a working kitchen. The main kitchen stays clean, with panel-ready appliances and an island for entertaining. A scullery or prep kitchen behind it has a second sink, dishwasher, range and plenty of counter for real cooking and catering. Two dishwashers, two ovens, often a steam oven and a warming drawer. Each needs its own circuit and space planning. A large walk-in pantry: with counter space and outlets for small appliances. An outdoor kitchen: by the pool or the arena, with gas, power and drainage planned at the same time as the indoor kitchen.
  • Equestrian households: Many Hidden Hills families ride. A mudroom between the barn path and the kitchen, with boot storage, a bench, a utility sink and washable floors, keeps the kitchen clean. A tack room sink, a separate refrigerator for medications and a hose bib near the entrance all fit into the same plan.
  • Two approvals, kept separate: Not every interior finish change goes to architectural review, and we don't treat it that way. We look at your specific scope, check what the association requires and get its sign-off where needed. We can't promise an association's decision, but we can make sure the submission is complete and clear.
  • Original ranch houses: Remodels here usually open the kitchen to a family room or the view, add an island and replace the systems.
  • How the calendar usually runs: A Hidden Hills kitchen typically moves in four stages. First, design and selections, which for an estate kitchen with custom cabinetry and a full appliance package can take a couple of months. We give you a written schedule at each stage and update it when anything changes.

The service prices are not meant to be totaled. Shared demolition, trades and management make a full remodel cheaper than separate jobs.

Many Hidden Hills projects fall in the upper tiers because of size, appliance packages and custom cabinetry. A ranch kitchen kept in its footprint can sit in the mid range. Gate logistics and the C&D documentation add a little to every job.
